Advice to Boost your Rating…
Light Bulbs
Low energy light bulbs in the fittings (I.e. halogen/LED).
Water Cyclinder
Make sure the hot water cylinder is well insulated if applicable.
Provide Documentation of any past improvements
Provide the assessor with documentation if the property has had added: additional insulation, PV solar Panels, heat pumps, wind turbines, water waste heat recovery systems or flue gas heat recovery systems.
Loft insulation
Allow access to the loft if possible otherwise roof insulation will be assumed to age of building and this can affect your rating.
What is an EPC?
The purpose of an Energy Performance Certificate is to record how energy efficient a property is. The certificate will provide a rating of energy efficiency and Co2 emissions of a building from A to G.
A= Very efficient, G= Very inefficient
EPCs are valid for 10 years, are used for selling/renting properties, and are used for advertising on websites such as Rightmove.
It is a legal requirement to have an EPC whenever a building is sold, rented or constructed and will be valid for 10 years. Since 1st April 2018 the minimum EPC rating to rent a property is E and is unlawful to do so if tenants are living in G or F rated buildings.

Make sure the assessor can gain access to the whole of the property including the loft space. For example, the assessor will need to record evidence for gas and electricity meters so make sure you have the keys for the boxes if they are outside.

The assessor will survey the property and after inspection they will then assign the property to the correct Band.
